MAKING THE OFFER
When we have identified the home you wish to make an offer on you will need a pre-approval letter from your lender to go with that offer. It strengthens your position with the seller. This is where we begin the negotiation. We will have to identify any personal property that you wish to ask the seller to leave such as refrigerators, or washer and dryers. You can always ask. The answer may be no, but it doesn't hurt to ask. You need to know when you want to take possession of the home. I will help you with the how much to offer question. I will do a buyers market analysis for that specific home to show you what similar homes in that area have been selling for.
Once an offer has been made the seller has three options:
- Accept the offer as written,
- Counter the offer, or
- Reject the offer without a counter offer.
I always view the offer as a "what will work best for you" document. The seller usually will counter on the points that don't work well for them, and accept those items that will work. It's not always about price. |
