I will need to talk with your mortgage broker as we work together to find your new home. If you chose to work with an "internet lender" be forewarned: it doesn't always go as smoothly as it should. A good mortgage broker will discuss several loan ideas and find a mortgage that fits your needs and one you are comfortable with. They need to be accessible and available, even on the weekends. They will provide a list of the documentation that you will need to obtain the financing for your new home. They will also prepare an approval letter for you, stating that they have reviewed your credit history and they are prepared to loan you the funds to buy a home.
